Predictors include the change in house prices from 1999-2006 as well as from 2007-2010; shares of employment in (i) agriculture, utilities, and mining, (ii) manufacturing, (iii) wholesale, retail trade, and transportation, (iv) education and healthcare services, and (v) arts, entertainment, recreation, accommodation, and food services; and percent of the state that is rural.
